For lease audit firms
Your auditors’ AI tools, built inside the subscription you already pay for. Then we leave.
Most firms already pay for Claude or Microsoft 365 Copilot. We turn that seat into tools that do real reconciliation work: tie-outs, cap checks, finding letters. We train your people to run them and to change them, then hand everything over. You don't buy new software, you don't pay a licence, and you don't depend on us afterwards.
Why not custom AI software?
Another licence
A bespoke platform comes with a seat fee, a renewal and a vendor you have to keep happy. The AI subscription you already have does the heavy lifting.
Lock-in
When the tool lives on someone else's server, every change goes through their roadmap. Ours live in your workspace as instructions and files your team can read and edit.
Client files in a third cloud
Each new vendor is one more place your clients' leases and ledgers end up. We don't add one. The tools run under the AI agreement you already have.
How it works
-
1
Build
We start with the work your auditors repeat on every file, such as reconciliation tie-outs, cap schedules and exclusion checks. We build each one as a tool in your own Claude or Copilot workspace, and test it against synthetic leases with known answers.
-
2
Train
Working sessions with your auditors, on your files and under your controls. They learn to run the tools, check the output against the lease, and tell a trustworthy answer from a confident guess.
-
3
Hand over
You get every instruction, prompt and test case, written down and owned by you. Someone on your team is named and trained to maintain them. Then we step away, and there's no retainer unless you ask for one.
Every engagement has a fixed scope, agreed on a call. There's no subscription to us.
What we build
Win clients
A demo with your firm's name on it
Prospective tenant clients rarely know what an audit finds until they see one. A page that builds a landlord's year-end statement and audits it while they watch does that for you. It shows each overcharge, the arithmetic behind it, and the lease clause it breaks.

Tools for your auditors
- Reconciliation tie-outs: the statement against the backup tabs, line by line
- Cap checks: cumulative, compounding and base-year readings, with the arithmetic shown
- Lease abstracts with the ambiguous clauses flagged for a human
- Controllable and non-controllable reclassification checks
- First drafts of finding letters, with each figure traced to its source
Built on what you already have
Claude
Projects hold a lease and its working papers along with standing instructions. Skills package a procedure, such as a cap test, so every auditor runs it the same way. Artifacts turn a calculation into a small tool your team can reuse.
Microsoft 365 Copilot
Agents built in Copilot Studio, grounded in the SharePoint folders where your files already live. They follow the same procedures and work inside the Microsoft environment your IT team already governs.
How we handle client data
We build and test against synthetic leases and statements: invented properties with invented numbers, where the right answer is known in advance. Your clients' files never pass through us. Your auditors only bring real files to the tools once the tools are in your workspace, and that work is covered by your own agreement with your AI provider. After handover, nothing runs on anything we own.
The tools assist. They don't decide. Every figure that goes into a finding is one your auditor can trace to the lease and to the statement.
Questions firms ask
Which subscription do we need?
A business plan for Claude (Team or Enterprise) or Microsoft 365 Copilot. We'll tell you on the scoping call whether what you have is enough before you buy anything.
What happens when the AI vendor changes its product?
The tools are mostly written instructions and test cases, which carry over. Your team gets the test cases so they can re-check a tool after any change in an afternoon.
Do you need access to our clients' files?
No. We build on synthetic material. Your auditors run the finished tools on real files.
How long does an engagement take?
It depends on how many tools and how many people. A first tool and training for one team usually takes a few weeks. We'll give you a fixed scope before anything starts.
Can we call you after handover?
Yes, if you want to. Follow-up work is scoped the same way as the first engagement. Nothing breaks if you never call.
Talk it through
Tell us which reconciliation work eats most of your auditors' time and which subscription you're on. We'll reply with a time for a short scoping call.
hello@leaseauditassist.comWe use what you send only to reply to you. We don't add it to a list or share it.
